Record sale creates positive vibe

One of Pakenham’s longest awaited new properties has been sold for a record $940,000.
The Lakeside double-storey house was on the market for about 12 days, which got the neighbourhood talking, before being sold on Friday 23 December.
With just one neighbour situated to its western side, 2 Cormorant Parade is arguably in prime position for the best view overlooking the lake and fountain.
Harcourts sales consultant Kate Radcliffe, who sold the house, said the sale was a positive one for the area.
“It creates a more positive environment for Pakenham, particularly Lakeside,” she said.
“There’s the potential for the sale value of surrounding houses to be higher than they once were.
“It’s a very unique property that’s quite unusual for Pakenham. It’s not your standard four- bedroom, two-bathroom home. It’s been custom designed to take in that beautiful view.
“More and more people are moving into the area and they are increasingly prepared to pay a premium price to do so.
“This won’t be a record for terribly long.”
Nearby residents were keen to learn of the house being put on the market as it had been a long time coming, with building having commenced more than six years ago.
The house has a slate facade, distinct from the outset, with four bedrooms, two bathrooms and a three-car garage.
The reversed living experience sees a formal lounge, open-plan family dining room with a gas fireplace and a spacious kitchen on the upper floor, as well as a walk-in robe and en suite in the master bedroom.
Downstairs, there are three more bedrooms serviced by a bathroom, lounge area and a kitchenette.
